A home deserves a proper launch

Give buyers a reason
to look closer.

We start with comparable sales and an honest conversation about price. I then coordinate the preparation, cleaning and photography, and build a launch around your home’s own property page and my database.

The work continues after launch.

I follow up with showing agents, bring the feedback back to you, and review whether anything needs to change.

Advertising, additional media and the exact preparation services depend on the package we agree on.

Before the sign goes up

Let’s put the whole
move on the table.

I bring comparable sales. We walk through your home, then sit down with the numbers, the preparation and the timing.

The sale and the next purchase belong in the same conversation.

If the home you want will be hard to find, we need to plan for that before deciding when to list.

We agree on what you are looking for.

Area, price, what you won’t compromise on, and where you’re flexible.

Start with the priorities. Then look at the homes.

First home or next home

A search that starts
with your situation.

We’ll narrow down what matters, look at recent sales and work through financing and timing. I’ll arrange viewings and help you assess the homes you’re considering.

Looking for something specific?

I’ve arranged targeted mailings when a buyer wanted a particular building. When the usual search isn’t enough, we can discuss additional approaches.

Meet Daniel

I take the move
personally.

I like getting to know the people behind the move. What’s changing, what matters, and what needs to happen for it to work.

Sometimes that means checking a property myself before closing, finding out what needs attention and keeping you in the loop. I stay involved.

Before we talk

Good questions.
Let’s start here.

Your circumstances matter. These are starting points for a conversation about your move.

Should I buy or sell first?

We’ll consider your finances, timing and how easy it will be to find the home you want. Selling first gives you a clearer picture of your proceeds. Buying first may make more sense when your requirements are very specific, provided the financing and timing work. We’ll discuss the tradeoffs before you commit.

How will you work out what my home is worth?

I prepare recent comparable sales, then walk through your home to understand its condition and features. We’ll look at that evidence together and discuss a pricing strategy, including how your timing and expectations affect the approach.

What should I do before putting my home on the market?

Let’s look at the home before you start spending. We’ll talk about cleaning, repairs and presentation, and work out what is worthwhile for your sale. I’ll also explain which preparation services are included in the package you choose.

What if I can’t find the right home to buy?

We’ll revisit your priorities and timing, and I may pursue off-market options where appropriate. The aim is to consider this early, particularly if you need to sell as well. If the timing still doesn’t line up, we can discuss alternatives, including a temporary rental.
